EICR Cannock Questions

Do I need to be there for the whole inspection?

Not the whole time, but we do need access to every room, the consumer unit and any outbuilding supplies. Most people stay for the first half hour and the walk-through at the end. If it is a tenanted property we can work directly with the tenant once you have arranged access.

Will the power be off all day?

No. We isolate circuit by circuit rather than pulling the whole installation down for hours. If you work from home, tell us when you book and we will plan the order around your calls.

Do landlords in Cannock need an EICR?

Yes, if the property is in England and privately rented. The regulations require a valid EICR at least every five years, with a copy given to tenants. Cannock Chase District Council enforces these standards in the same way as any other English authority.

Should I get an EICR before buying a house?

It is one of the more useful things you can spend money on before exchange. A homebuyer's survey will note the electrics superficially at best. An EICR gives you measured results and coded observations, which is a far stronger position to be in if something needs negotiating.
