Two things decide whether a property needs rewiring: what the cable is made of, and what has been done to it since. Rubber-sheathed or fabric-sheathed cable has usually gone brittle and is well past its service life. A rewirable fuse board with porcelain carriers and wire fuses belongs to the same era. Borrowed neutrals, where a lighting circuit takes its neutral from somewhere it should not, are a classic legacy of decades of alterations. Scorch marks or a burning smell at a socket, cloth-covered flex hanging from a ceiling rose, and a board with no RCD protection at all point the same way.
None of that means the whole house automatically comes out. Plenty of homes across Wolverhampton and the surrounding towns need a partial rewire — the original circuits replaced but a sound 1990s kitchen extension left alone, or the lighting done and the power left. The honest way to find out is an EICR first. An inspection tests the circuits that are actually there, codes what is wrong, and turns a vague worry about old wiring into a list you can price. Chasing walls and lifting floors is unavoidable in a rewire, so there will be chases to fill and floors to put back. We agree at quote stage whether we are leaving the chases ready for a plasterer or whether making good is part of the job. What nobody should do is imply a rewire leaves a house ready to decorate on its own.
